Instructions:

     The Missing Assignment Database attempts to solve the problem of Missing Assignments by providing an easy to use mechanism for locating the entity which endorsed the note but failed to record the assignment.  This approach assumes several things.  First, it assumes that there was an endorsement.  Next, it assumes that once the entity which endorsed the note is located (address and telephone number), you can then reach the person within that organization responsible for assignments and obtain execution of the proper instruments.

     We have had to employ the use of three separate databases to find that missing entity.  The first database searches for companies which are still in business under the same name (Existing Company Database).  Several companies provide online access to the name, address and telephone number of existing businesses.  After testing each of the major databases, we have chosen AnyWho as our Exisiting Company Database. AnyWho contains the name, address and telephone number of over 15 million businesses!  If a company is still in existence, its name, address and telephone number are almost certain to be found on this database.

     The second database attempts to provide a reference point for companies which are no longer in existence and thus would not be found on the Exisiting Company Database. This includes companies which have changed names (by simple name change or acquisition) and companies which have gone out of business (which includes those which have filed bankruptcy).  This database is known as "Company No Longer In Existence Database."  To aid your research, we have provided a Simple Search and an Expert Search of this database.

     The third database contains the name and status of all financial institutions, whether existing or not.  It is maintained by the federal government and provides the name and address of the institution and links to any successor if that institution has been acquired.  If the financial institution has been acquired, follow the links to each successor institution.

      From experience we have learned that the missing entity is often to be found in the Existing Company Database.  Your first search should be in this database, with the entity's full name and a search of  "All States."  If the database cannot locate the entity's address and telephone number, continue with a search of "All States" shortening the name each time until a match is found.  For example, if the entity you are looking for is called "XYZ Mortgage Company," first search in the Existing Company Database for "All States" under the full name.  If no match is found, then search for "XYZ Mortgage," leaving off the word "Company."  If there is no match for this entry, then search for "XYZ" leaving off the words "Company" and "Mortgage."  

        Conversely, if you get too many entries for a particular search, look down the list of resulting entities for ones that may be involved in the mortgage industry.  Also, if you believe that an entity may be from a certain state, limit the search to that state.

        Only after you have exhausted your searches under the Existing Company Database should you turn to the Company No Longer In Existence Database.  Your search for any financial institution should be focused on the Financial Institution database.

      So here are your choices:

Financial Institutions Database (Existing or No Longer in Existence)

     The Search technique is relatively simple.  The information you supply in the Business Name field will be compared against the information contained within each record in the database. If the database contains information which is like the information you entered, the record will be displayed. The data in the database need not match exactly.

     In the Expert Search section you may choose if the search criteria you have entered is to match like or not like the data in the database.

NOTE:

1.  The search is insensitive to upper and lower case.

2.  Information for the database is received from numerous sources in varying formats. We try to maintain a of consistency of the data format while information is placed into the database.

Given the following example you will notice that a particular bank name may be represented in a number of ways.  Please be careful in structuring the search criteria.  It may be wise to begin your search using the mimumim amount of data modifying the search criteria to be more specific to narrow the results.  The following information represents the same bank.

The database attempts to document various entities that originate or have held the beneficial interest in mortgages and the persons responsible within that organization for the preparation of assignments.
